Please review the following terms before your stay. These policies are designed to protect our guests, homeowners, properties, and the Telluride community.

Please note that your payment of a deposit constitutes acceptance of our terms and conditions.

General Rules
  • Pets: Only properties specifically identified as pet friendly allow pets.
  • If you book a pet friendly property there is a nightly fee of $50 per pet. This fee will be added to your reservation total if it was not included in the original booking. A pet addendum is required in addition to the fee.
  • No smoking or vaping in or on the premises.
  • No parties, weddings, receptions, commercial activities, or events of any kind without prior written approval.
  • Parking details are specified in the listing for the property. You may not exceed this number of vehicles.
  • Occupancy limit is defined in the rental agreement and property listing. If you exceed this number without written permission, you may be evicted from the property.
  • No RVs or trailers without approval. RVs and trailers are prohibited in the Town of Telluride without approval.
  • Construction, maintenance, and improvement projects are common in Telluride and Mountain Village. Curate Telluride cannot guarantee a stay free from noise, dust, traffic disruptions, or construction activity, and no refunds will be provided for such conditions.
Check-In and Check-Out

Early arrivals and late departures are not guaranteed and are granted solely at Curate Telluride’s discretion based on housekeeping, maintenance, and reservation schedules.

Check-in is 4 PM. We will text you if your property is ready early. We do not take advance requests for early arrival. These are granted as available on the day of arrival.

Check-out is at 10 AM. Again, we do not accept advance requests for late departure. This must be requested the day prior to departure and is granted only if schedules permit.

Communication

You will receive check-in instructions via email 7 days and 1 day prior to arrival. Please check spam or contact us if you do not receive this information.

On the day of your arrival, you will receive a text with an electronic guidebook that has access details along with videos for parking, entry, and other arrival information. Please watch for this text and open the guidebook.

You will also receive a supply list 3 days prior to arrival.

Cancellation and Refund Policy

Third-party listing site cancellations: Reservations made on OTA sites or other third-party listing sites have unique cancellation policies. Please refer to the listing or your booking for cancellation policies. Due to contracts with homeowners, no exceptions will be made to this policy. Please purchase trip insurance. No refunds will be given for early departure.

Direct bookings: If you booked directly with Curate via a phone or website booking, you may cancel for a full refund less $200 up until 45 days prior to arrival. Reservations cancelled inside of 45 days are not eligible for any refund. No refund will be given for early departure.

Trip / Travel Insurance

We strongly recommend purchasing travel insurance. Weather events, flight cancellations, road closures, illness, injury, wildfire, personal emergencies, and other unforeseen circumstances are not grounds for refunds outside the applicable cancellation policy.

Payment Policy

Third-party listing site bookings: For third-party listing site reservations made on OTA sites, please refer to the payment schedule posted in your account.

Pet Policy: Dogs Only

Dog friendly homes: The dog fee, if applicable, is stated per property and charged per dog, per night. Please make sure to clean up after your dog. Excessive pet mess may result in extra cleaning charges. Dogs are not to be left alone in a home unless in a crate. Any damage done by an unattended dog is not covered by the Damage Protection Plan.

Non-disclosed or unauthorized animals in pet friendly homes: If a dog is found in a dog-friendly home without prior notice and consent, indicated by payment of the dog fee and pet addendum, this violates the Guest Reservation Contract and constitutes grounds for immediate termination and eviction. You will also be subject to a $500.00 fee.

Non-dog friendly homes: If a pet is found in a non-pet-friendly home without prior notice and consent, this is a violation of the Guest Reservation Contract and constitutes grounds for immediate termination and eviction, in addition to a $500.00 fee.

Smoking, Vaping and Firearms Policy

All of our properties are smoke free. This means smoking or vaping of any kind is prohibited. If evidence of smoking or vaping is discovered, a minimum charge of $500 plus any additional cleaning, deodorization, or remediation costs will be billed to the credit card on file.

No firearms, explosives, or fireworks are permitted at the property.

Maintenance, Appliance and Other Issues During a Stay

Individual owners provide furnishings for their vacation rentals. Every effort is made to keep each property and its furnishings, amenities, and equipment in good working order.

Please notify Curate Telluride promptly of any problems you encounter during your stay. Upon notification, we will facilitate necessary repairs as quickly as possible. We will give a refund of $50 per night affected by equipment, amenity, or appliance loss.

Please note that if a non-emergency issue is reported after 5 PM, we will address the issue the next business day. If the issue is a true maintenance emergency, we will dispatch appropriate personnel.

Damage Policy

We understand that accidents happen. Most reservations include a Damage Protection Waiver that may cover up to $2,000 in accidental damage, provided the damage is reported to us immediately. Please refer to your rental agreement or booking platform terms for details.

The waiver does not cover intentional, malicious, or unreported damage. The guest who books the reservation is responsible for any damage, theft, excessive cleaning, or maintenance costs caused by anyone in their party that is not covered by the applicable protection plan.

Missing items, excessive trash, unauthorized pets, unauthorized guests, and violations of house rules may also result in additional charges.

Property for Sale

If a property is listed for sale, showings may occur during your stay with at least 24 hours’ notice. No refunds will be provided due to property showings. If this is of concern, please inquire to find out if your home is listed for sale.

Unavailability of a Rental Property

If your home becomes unavailable due to plumbing, electrical or heating issues, roof damage, or anything else beyond our control that makes it uninhabitable, we will try to move you to a comparable home.

If a comparable home is not available, Curate Telluride will give you the option of receiving a refund or choosing an upgraded home, subject to availability.

Curate Telluride’s sole obligation shall be limited to either providing comparable accommodations, if available, or refunding amounts paid for unused rental nights. Curate Telluride shall not be liable for any consequential, incidental, travel, relocation, or other expenses.

Liability Waiver and Release

By occupying the property, Guest acknowledges that use of the property, surrounding premises, stairs, decks, balconies, hot tubs, fireplaces, ski access areas, parking areas, and other amenities involves inherent risks. Guest voluntarily assumes all such risks for themselves and all members of their party.

Guest agrees to release, indemnify, defend, and hold harmless Curate Telluride, the property owner, and their respective employees, contractors, and agents from any claims, liabilities, damages, losses, costs, or expenses arising from injury, illness, death, property damage, or loss occurring during the stay, except to the extent caused by gross negligence or willful misconduct.

Credit Card Authorization

Guest authorizes Curate Telluride to charge the credit card on file for unpaid balances, pet fees, smoking violations, damage, excessive cleaning, missing items, unauthorized occupancy, unauthorized animals, fines assessed by governing authorities, or other charges permitted under this Agreement.

Documentation supporting such charges will be provided upon request.
