Terms and Conditions/FAQs

Please note that all guests of Curate Telluride will be required to sign a Guest Occupancy Agreement. In addition, for the purpose of our Damage Protection Plan guests will need to submit name, phone number, email, and address for a simple identification check/verification for the purpose of the damage protection coverage.

Check-in and Check-out

Check-in is after 4 PM. You will receive specific information about your check-in 7 days and 24 hours before your arrival day and time.

Check-out is at 10 AM. 

Early or late arrivals and departures must be arranged and approved in advance in writing.  Because of cleaning and inspection schedules it is often not possible to accommodate changes to the set times.

Cancellation Policy

Reservations cancelled 46 days or more in advance are eligible for a full refund less the $200 cancellation fee. Reservations cancelled 45 days or less from the date of arrival forfeit the full amount of pre-payment on the reservation.

No refunds will be given for early departure from the property.

Third Party Listing Site Cancellations: Reservations made on Airbnb, VRBO, Google Stays or other third-party listing sites have unique cancellation policies.  Please refer to the listing or your booking for cancellation policies.

Direct Bookings (Web or Phone): If you booked on our website or by calling our office this is considered a Direct Booking and these reservations have a 45-day cancellation policy.  Reservations cancelled 46 days or more in advance are eligible for a full refund less the $200 cancellation fee.  Reservations cancelled 45 days or less from the date of arrival forfeit the full amount of pre-payment on the reservation.

Unlike hotels we do not own the properties that we manage. Each property is privately owned.  The property you have rented (once your booking is confirmed) has been removed from inventory and no one else can book the property.  For this reason, it is not possible to make exceptions to the cancellation policies so Please Consider Trip Insurance.  This may protect you in the event you need to cancel your reservation inside of your cancellation policy.

No refunds will be given for early departure from the property.

Trip/Travel Insurance

Guests are strongly advised to obtain Trip/Travel Insurance. Cancel for Any Reason Policies must be purchased within 14 days of booking your reservation. Regular Trip Insurance must be purchased 31 days or more from arrival date. Insurance is provided by a third-party vendor. Please click the link to learn more.


Please note that once purchased, Trip/Travel Insurance is NOT refundable after the 10-day look period for the policy. This is the policy of the third-party vendor, not Curate Telluride

Payment Policy:

Direct Bookings: 30% of the total reservation balance is due at the time of booking and the remaining balance (final payment) is due no later than 45 days prior to arrival date. Travel insurance cost will also be due at the time of purchase.

Methods of Payment:

We accept Debit and Credit, VISA, MASTERCARD, DISCOVER, AMERICAN EXPRESS and wire transfers. We are unable to accept cash or personal checks.

Pet Policy (Dogs Only)

Dog Friendly Homes: The Dog Fee is $35.00 plus tax per- dog, per- day in addition to an additional cleaning fee of $75. Please make sure to clean up after your dog. Excessive pet mess may result in extra cleaning charges. Dogs are not to be left alone in a home unless in a crate. Any damage done by an unattended dog is not covered by the Damage Protection Plan. If a dog is found in a dog-friendly home without prior notice and consent as indicated by payment of the Dog Fee and Pet Addendum, then such is a violation of this Guest Reservation Contract and constitutes grounds for immediate termination and eviction. You will also be subject to a $500.00 fee.

Non-Dog Friendly Homes: If a pet is found in a non-pet-friendly home without prior notice and consent, then such is a violation of this Guest Reservation Contract and constitutes grounds for immediate termination and eviction, in addition to a $500.00 fee.

Smoking/Vaping/Firearms Policy

All of our properties are smoke free.  This means smoking or vaping of ANY kind. If evidence of smoking is discovered a minimum fine of $500 will be billed to the credit card on file.

No firearms, explosives or fireworks are permitted at the property.

Parking In Telluride

The majority of condo/townhome properties in Telluride only permit one vehicle per HOA rules.

Maintenance/Appliance/Other Issues During a Stay

Individual owners provide furnishings for their vacation rentals. Every effort is made to keep each property and its furnishings, amenities and equipment in good working order. Please notify Curate Telluride promptly of any problems you encounter during your stay. Upon notification we will facilitate necessary repairs as quickly as possible. No reductions in rent will be given for any equipment failure. Please note if a non-emergency issue is reported after 5 PM we will address the issue the next business day.  If the issue is a true maintenance emergency we will dispatch appropriate personal.

Damage Policies

We understand that accidents can happen.

Included most reservations is a Damage Protection Waiver. (Please refer to your rental agreement.) This protection plan is intended to cover any reported accidental damage to the home up to $2,000.00 by anyone in your party. In the event that something is damaged or broken you must call our office immediately in order for the Damage Protection Waiver to apply. This Damage Protection Waiver does not cover any intentional or malicious damage. The guest signing this Guest Reservation Contract is the responsible party for all intentional or malicious damage done by anyone in their party including structural damage, damage to furnishings, theft, unnecessary maintenance, and the need for extra cleaning beyond what is normally required at departure.


Provided Supply Items

Toilet Paper, Paper Towels, Facial Tissue, Sponge, Dish Tabs for dishwasher, Coffee filters for coffee maker, Laundry Soap, Dish Soap, Foil, Cling Wrap, Kitchen Garbage Bags, Salt, Pepper, Hotel amenities including:  Shampoo, Conditioner, Lotion and Bath Gel, Hand Soap

Unit Amenities: All of our properties have the following: 

Iron and Ironing board, Satellite TV, (Dish, Direct TV ), Cable or a Streaming Service, Free Wireless Internet, Hairdryers in each bathroom, Bed linens and Towels. There are 2 sets of towels per guest. Additional towels for hot tub if a hot tub is an amenity. Sheets provided for pull-out sofas, Extra blankets, Extra Pillows in home, Fans, Humidifiers or whole home humidification system.

Properties Listed for Sale

Some of Curate Telluride’s Vacation rentals may be for listed sale. If you are interested in seeing “for sale” properties, please contact our office and we will connect you with a Licensed Realtor. If you are staying in a property that is for sale, we reserve the right to enter the property and allow potential buyers, appraisers, etc. to do the same.  A 24-hour notice will be provided.         If the property you have reserved for vacation sells and affects your dates of stay, we will either move your reservation to an alternate and comparable property or refund your reservation in full. Please inquire if the property you plan to book is listed for sale.

Unavailability of a Rental Property

Even the best-made plans can hit a snag and renting a vacation home is no different. If your home becomes unavailable due to plumbing, electrical or heating issues, roof damage or anything else beyond our control that makes it uninhabitable, we will try to move you to a comparable home. If a comparable home is not available, Curate Telluride will give you the option of receiving a refund or choosing an upgraded home, subject to availability. If you choose an upgraded home, any increase in rental rate will be your responsibility.
